How records are gathered and merged

  1. Discovery. Each day the agents look for new circuit civil foreclosure filings, new lis pendens recordings, and every sale on the auction calendar for the next three weeks.
  2. Consolidation. Records are keyed by case number, folio and instrument number. When an auction listing, a docket and a recorded instrument describe the same case, they are merged into one record; nothing a later source sends can erase what an earlier one found.
  3. Status. Raw agency wording is mapped to a fixed set of statuses (open, judgment entered, sale scheduled, sold, canceled, dismissed, reinstated, closed). Milestone docket entries such as a final judgment or a certificate of title set the corresponding dates automatically.
  4. Documents. Filed and recorded documents are stored as retrieved, their text is extracted for search, and each is linked to its case, parcel and docket entry.
  5. Change tracking. Every change to a status, sale date, judgment amount or auction result is kept in a history you can see on the case page.

Questions

How often is the data updated?

Automated agents run on a schedule: the auction calendar and new filings are checked daily, cases with an upcoming sale are re-checked the day after the sale, and other open cases weekly. Each case page shows when it was last checked.

Why is a case missing information?

Records arrive from several agencies at different times. A case first seen on the auction calendar may show only the sale details until the docket and recorded instruments are collected. The work queue requests the missing pieces automatically.

Is this an official government site?

No. It is an independent archive of public records with links back to each official source. For certified copies or legal reliance, use the agency sites directly.

Can I remove my information?

The site republishes court and property records that are public under Florida law. It does not add private information. If a record here is inaccurate compared with the official source, contact the site operator with the case number so it can be re-synced.

This site republishes public records gathered from Hillsborough County agencies. It is not affiliated with the Clerk of Court, Property Appraiser or Tax Collector, and nothing here is legal, financial or title advice. Verify every fact against the official source before acting on it.
